The New South Wales Government plans to allow around 9,000 homes near a new rail station in Woollahra.
The new station could increase land earnings in nearby areas. Rezoning could increase them even further.
Taxpayers and the wider community will help create these earnings. However, nearby landowners could capture most of the gain.
A Citizen’s Dividend would collect the publicly created land earnings. Some revenue could fund infrastructure. The rest could be shared equally among residents.
Developers would still benefit from what they build. And the public would receive a share of what the community creates.
