You can’t have a truly competitive economy where some firms still pay rents to a landlord while others don’t.
The firms that own the land passively benefit from being able to use their sites free of land value rent charges. Meanwhile, the ones paying rent lose out on profits.
Having nobody pay rent would simply benefit the firms owning the more valuable land. So the solution is to have all firms pay land value rent.
